Hyderabad real estate prices are still cheapest in the country


Many reports have claimed that the residential real estate prices in Hyderabad is cheapest among all other Indian metros. A recent study.


The under-construction Regional Ring Road which passes through Shadnagar is also expected to push the demand further. The road is expected to become functional by 2016. Apart from road infrastructure, Shadnagar is already well-connected through railways with the existing Shadnagar railway station and is directly linked with Rajiv Gandhi International Airport through the Bangalore-Hyderabad Highway.

With real estate prices in Hyderabad going through the roof, the areas on the outskirts of the city provide some relief to those looking for affordable property. Shadnagar, situated 50 km away from the main city is offering property at affordable rates.

The area is witnessing a high demand for residential properties due to fast developing connectivity and the lower rates prevailing in the area. “Owing to this, 60 per cent increase in demand has been recorded this year.

Furthermore, the proximity to industrial areas such as Balanagar, Kothur and Kondurg makes Shadnagar a favorable place. With many IT companies in the vicinity, the area receives high demand for affordable residential properties from IT professionals.


Presently, the area records 40 per cent occupancy and sees maximum demand from investors. “80 per cent of the buyers in Shadnagar are investors.


The bright prospects of the area are reflected by builders such as DLF, Karway Group and Agri Gold Group entering the realty market in Shadnagar. “The property prices in Shadnagar are expected to rise by 30 per cent in the coming years”.



With the developing infrastructures such as roads and new projects, real estate market of Shadnagar is expected to grow at a faster pace.
